Terms & Conditions

These Terms and Conditions ("Terms") govern all bookings made directly through the Gonzales Transient House website ("Property"), operated by Madelynn and Martin Gonzales at 35A Montinola Subd., Kisad Road, Baguio City 2600, Philippines.

By completing a booking, you ("Guest") agree to be bound by these Terms. Please read them carefully before proceeding.

1. Booking Terms

A booking is only confirmed once you have received a written confirmation email from us and full payment has been successfully processed. Until both conditions are met, your reservation is not guaranteed.

The lead guest making the booking must be at least 18 years of age and must present a valid government-issued ID at check-in. The lead guest is responsible for compliance with these Terms by all members of the party.

A booking is for the specific dates, number of guests, and total amount stated in the confirmation email. Any changes to dates or guest numbers are subject to availability and must be agreed in writing by both parties.

2. Payment

Full payment of the total booking amount is required at the time of booking. We do not hold dates without full payment.

All prices are displayed in Philippine Peso (₱) and are inclusive of 12% Philippine Value Added Tax (VAT). The VAT breakdown is shown on your booking confirmation. No additional charges are added at checkout for VAT.

We accept the following payment methods:

  • Credit card or debit card (Visa, Mastercard, and major networks) — processed by Stripe, Inc.
  • GCash — processed by PayMongo Technologies, Inc.

Payment card details are handled exclusively by our PCI-DSS-compliant payment processors and are never stored on our servers.

In addition to the online payment, a refundable security deposit of ₱1,000 is collected in cash on-site at the time of check-in. This amount is held as security against damage and is returned in full at departure, subject to Section 6.

3. Pricing

Our base rate is ₱2,500 per night for up to 2 guests, inclusive of 12% VAT.

Additional guests beyond 2 are charged at ₱750 per additional guest, per night, also inclusive of VAT.

Children under 5 years of age are exempt from the per-guest charge and are not counted toward the maximum occupancy limit.

The maximum occupancy of the property is 7 guests (including adults and children over 5). Exceeding the maximum is not permitted.

4. Undeclared Guests

The number of guests staying at the property must match the number declared at the time of booking. Undeclared additional guests found staying at or regularly visiting the unit overnight will be charged at the standard rate of ₱750 per undeclared person, per night. This charge will be deducted from the security deposit or invoiced to the lead guest.

5. Cancellation Policy

All cancellation requests must be submitted in writing via email to reservations@gonzalestransienthouse.com or through the cancellation form on our website.

Free Cancellation

Cancel at least 5 full days before your check-in date (e.g., if check-in is on Friday, cancel by Sunday midnight at the latest) to receive a full refund of the amount paid.

25% Refund — Late Cancellation

Cancel within 5 days of your check-in date and you will receive a 25% refund of the total amount paid. The remaining 75% is forfeited.

No Refund — No-show

Failure to arrive on the check-in date without prior cancellation notification will result in no refund.

Refunds are processed to the original payment method and may take 5–10 business days to appear, depending on your bank or payment provider.

The security deposit of ₱1,000 is refunded separately in cash at check-out and is not subject to the cancellation policy.

6. Security Deposit

A refundable security deposit of ₱1,000 is payable in cash to the caretaker at check-in. This deposit is held as security against:

  • Damage to the property, furnishings, appliances, or fixtures beyond normal wear and tear.
  • Undeclared additional guests (see Section 4).
  • Cleaning costs if the property is left in an unacceptable condition.
  • Late check-out without prior arrangement.

The deposit will be returned in full at check-out if no deductions are applicable. If deductions are necessary and exceed ₱1,000, the lead guest agrees to pay the outstanding balance on demand.

7. Check-in and Check-out

Check-in time: From 14:00 (2:00 PM).
Check-out time: By 11:00 AM.

Guests must contact caretaker Russel via WhatsApp before arrival to coordinate key handover. Check-in cannot be guaranteed without prior arrangement.

Early check-in (before 14:00) and late check-out (after 11:00) may be possible subject to availability. Please request these in advance. Additional charges may apply.

Late check-out without prior arrangement and agreement may result in an additional night's charge being deducted from the security deposit.

8. House Rules

All guests are required to comply with the following house rules throughout their stay:

  • No Smoking: Smoking is strictly prohibited anywhere within the unit and in all common building areas. This includes cigarettes, e-cigarettes, and any other smoking device.
  • No Pets: No animals of any kind are permitted in the unit.
  • No Parties or Events: Parties, loud gatherings, events, and functions are strictly not permitted. Music must be kept at a reasonable volume, especially after 9:00 PM.
  • Visitors: Non-staying visitors are permitted during reasonable hours. All visitors must be quiet and respectful of the building and other residents. Overnight visits by non-registered guests are not permitted.
  • Property Care: Guests are expected to treat the unit and its contents with care. Furniture must not be moved outside the unit. No nails, hooks, or adhesives may be applied to walls.
  • Quiet Hours: Please observe quiet hours from 22:00 to 07:00 out of respect for other residents in the building.

Violation of any house rules may result in immediate termination of the stay without refund and forfeiture of the security deposit.

9. Limitation of Liability

We take reasonable care to ensure the property is in good condition and that all information on our website is accurate. However, to the extent permitted by Philippine law, we shall not be liable for:

  • Loss, theft, or damage to guests' personal property within the unit or building.
  • Injuries or accidents occurring within the property, unless directly caused by our negligence.
  • Disruptions to services outside our control, such as utility outages, internet connectivity issues, or building maintenance.
  • Changes to nearby attractions, parking availability, or external services referenced on our website.

Guests are advised to arrange their own travel insurance covering cancellation, loss of property, and personal liability.

10. Force Majeure

Neither party shall be liable for failure or delay in performance caused by circumstances beyond their reasonable control, including natural disasters, government-mandated lockdowns, civil unrest, or other force majeure events. In such cases, we will work with you in good faith to reschedule your booking or issue a credit, subject to reasonable terms.

11. Governing Law

These Terms are governed by and construed in accordance with the laws of the Republic of the Philippines. Any dispute arising out of or in connection with a booking shall be subject to the exclusive jurisdiction of the courts of Baguio City, Philippines.

12. Amendments

We reserve the right to amend these Terms at any time. Changes will be posted on this page with an updated effective date. The Terms in force at the time of your booking will govern your reservation.
